This route is preferable for those seeking return from capital appreciation rather than cash flow. Long term rental in Florida isn't governed by the same zoning restrictions which limit short term rental activity, allowing buyers greater freedom to purchase outside of the prime tourist spots.


Our Property Management Company, Doyle & McGrath Real Estate LLC, makes life easier for absentee property owners. Few buyers have the time or inclination for dealing with tenancy agreements, tenant screening and collection of rents.


When choosing your property our Company will give you an approximate expected rental return based on size and location of the home.  These estimates will be based on our unrivalled day-to-day knowledge of actual rents in the various areas.

1 year leases in Tampa are very common with rents per month ranging from approximately $600 for a 1 bedroom apartment to $1,400 for a 4 bedroom home with a pool.


The majority of residential homes are rented unfurnished. Utility bills and lawn maintenance costs are the tenant's responsibility.

Commercial Property - Tenants

There are 2 main types of leases for Commercial tenants.

1. NNN leases:  Tenants pay a base rent amount PLUS their portion of Insurance costs, Property Taxes and Common Area Maintenance fees. Tenants also pay for their own ultilities and janitorial services. This NNN portion will be estimated each year and can be adjusted based on actual costs resulting in a refund or additional cost to the tenant.

2. Modified Gross Leases: Tenants pay a set rent and they are not responsible for paying any of the property taxes, CAM fees or building insurance costs. They are responsible for their own utilities and janitoral severices.  This type of lease is popular with commercial tenants as their rent payments are set and will not be adjusted because of changes to the landlords operating costs.

In all cases tenants will have to pay Florida Sales Tax in addition to total rent due (currently 7%).

Rates are usually charged on a per sf basis.

Occupancy rates for office space are high in the Tampa Bay area and rents usually range from $12 - $20 per SF per yr. Doyle & McGrath have occupancy rates of over 90% of properties managed.
